Against review stars you build into the site yourself. Real reviews live on Google and the portals, where guests look anyway. A self built widget is redundant at best.

Against photos of the surroundings instead of the house. The cathedral looks the same for everyone. Your breakfast room does not, and that is what decides.

And against hiding prices. Someone who finds no price range goes back to the portal, where it is shown. You then pay commission for a guest you already had.

With an availability calendar, several languages and a connection to your booking system, local search engine optimisation and a custom design it is usually between 4.000€ and 8.000€. The offer is a fixed price, not an estimate.

Yes, we integrate common booking systems into your design so the guest barely notices the switch. For small properties with few rooms we often recommend an enquiry instead, because a short exchange there leads to longer stays.

In our experience yes, particularly with guests who have stayed before. What matters is the plain wording: booking direct is cheaper because nobody in between gets paid. A voucher for the next stay works far less well than a lower price now.

If international guests come to you, yes. We build bilingual with clean addresses for both languages so Google actually serves the English version. Further languages only pay off once a market is genuinely relevant.

Expect four to eight weeks. In our experience the longest part is the room photography. If good photos exist it goes faster, and if not, a photographer is worth more than any additional feature.
